TERMS & CONDITIONS
1. Introduction
The Agreement: By accessing our facility, registering a property, or using any services provided by Turnoverlab, you (the “Client”) agree to be bound by these Terms & Conditions. These terms constitute a legally binding agreement between the Client and Turnoverlab.
Service Definition: Turnoverlab operates on a “Pitstop” Model. We provide a professional laundry and linen infrastructure where the Client is responsible for the collection of clean linen kits and the return of used linens to our designated hub. We do not operate as a traditional delivery service; our value lies in the speed, quality, and readiness of our facility.
2. Account & Property Setup
Property ID: To ensure consistency, every rental property is assigned a Unique Property ID in our system. This ID dictates the exact “Assigned Kit” configuration (sizes, counts, and types of linen) required for that specific property. Kits are color-coded and bed-specific to streamline the turnover process.
Inventory Ownership: Turnoverlab remains the sole owner of all linens, towels, and bags. The Client is granted a non-exclusive license to use these items for their short-term rental guests. The flat-fee paid by the Client covers the rental of the linen, professional laundering, industrial pressing, and vacuum-packaging. This is a service-based model; the Client is not purchasing physical inventory.
3. The “Pitstop” Logistics
Pick-up & Drop-off Windows: Our hub is open for Pitstops during the following hours: 7 Days a Week, 08:00 – 18:00. The Client or their designated cleaning team may visit the hub at any time during these hours to exchange linens.
No Delivery: Turnoverlab is a logistics engine centered at our hub. The Client is entirely responsible for the transport of all linens to and from our facility. By removing delivery logistics, we ensure lower prices and eliminate the risk of delivery delays.
Turnaround Time: When a used bag is dropped off, it enters our “engine” to be washed, ironed, and resealed.
The Backup System: To ensure you are never waiting for a machine, we maintain a Safety Net system. For every property, we keep a fresh, sterile kit ready in reserve at our hub. This means that while your dirty linens are being processed, a clean set is already waiting for your next pick-up. You drop off the old, and you immediately “grab-and-go” with the new.
4. Pricing & Payment
Flat-Fee Structure: Turnoverlab operates on a transparent Flat-Fee per Kit basis. You are only billed for the specific kits you pick up from our hub. This fee is all-inclusive of linen rental, industrial laundering, and professional pressing. There are no hidden “by the weight” charges or surprise energy surcharges.
Billing Cycle: To keep our logistics engine running smoothly, we operate on a Monthly invoicing cycle. Detailed statements will be sent to your registered email, itemizing every pick-up by Property ID for easy tracking against your bookings.
Non-Payment: We value our partnerships, but consistent service requires timely payment. Turnoverlab reserves the right to pause all pick-ups and withhold clean inventory if invoices remain outstanding beyond their due date. Service will resume immediately once the account is settled.
5. Fair Use & Damage Policy
Standard Laundering: Your flat-fee covers the professional removal of standard hospitality soil. This includes food and beverage stains, dust, light water-based makeup, and organic soil. We expect a 5-star finish and we provide the “engine” to achieve it.
Extreme Damage: To protect our high-quality linen inventory, our flat-fee does not cover “Extreme Damage.” This is defined as any substance or action that permanently alters the linen, including:
- Chemical/Permanent Stains: Hair dye, bleach burns, permanent ink/markers, and industrial grease.
- Physical Destruction: Large tears, cigarette burns, or wax spills.
- Missing Items: Any kit returned with missing components (e.g., missing pillowcases or towels).
The Replacement Charge: If an item is ruined or missing, we don’t look to profit from the accident. We will replace the item immediately to keep your property kit whole and bill you at our direct wholesale cost.
Stain Reporting: We respect your time and your property’s reputation. Turnoverlab reserves the right to notify the Client via email within 48 hours of a drop-off if extreme damage or missing items are discovered during our quality control process.
Random Counter Audit: To maintain the integrity of our dedicated property kits, Turnoverlab reserves the right to perform random spot-checks of returned linens at the point of drop-off. Any discrepancies or missing items identified during this verification will be noted immediately on the Client’s digital record.
6. Hygiene & Quality Standards
The Sterile Seal: Every kit is delivered in a vacuum-sealed bag to ensure 100% hygiene from our facility to the guest’s bed. Once the seal is broken, the kit is considered “used” and must go through a full wash cycle before it can be re-certified as sterile. This prevents the mixing of clean and “touched” linens.
Allergy & Detergent Disclaimer: Turnoverlab uses professional, industrial-grade detergents and sanitizers designed to meet the highest European hospitality standards. While we ensure all linens are thoroughly rinsed and pH-balanced, the Client acknowledges that these are standard commercial cleaning agents. Turnoverlab is not liable for individual guest sensitivities or allergic reactions to standard hospitality laundering.
7. Liability & “Force Majeure”
Late Turnovers: While Turnoverlab prides itself on a 100% on-time guarantee, we operate in the real world. Turnoverlab is not liable for any loss of rental income, guest refunds, or relocation costs resulting from circumstances beyond our control. This includes, but is not limited to: extreme traffic congestion, regional power outages, municipal water shut-offs, or sudden mechanical failure of industrial equipment. We will always communicate delays immediately, but our liability is limited strictly to the service fee of the affected kit.
Guest Safety & Injuries: We provide the infrastructure (clean linens and mats), but the Client’s team is responsible for their correct placement. Turnoverlab is not liable for any guest injuries or accidents occurring at the property—such as slips or falls resulting from the improper use or placement of bath mats, or any claims related to the physical state of the rental property.
8. Termination of Service
Notice Period: We believe in building long-term partnerships through quality, not restrictive contracts. Either party may terminate this agreement by providing 30 days’ written notice. This allows us to reallocate the dedicated inventory assigned to your property and ensures a smooth transition for your bookings.
Inventory Return: Upon termination, the Client must return all “Assigned Kits” and bags currently in their possession to the Turnoverlab hub within 48 hours of the final service date. Any items not returned, or returned in a state of “Extreme Damage,” will be billed to the Client at their full replacement value.
9. Governing Law
Jurisdiction: This agreement and any disputes arising from it shall be governed by and construed in accordance with the laws of Spain. Both parties agree that the courts of Málaga (Costa del Sol) shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with these Terms & Conditions.
